Lyle Anderson, the man who brought Desert Highlands and Desert Mountain to Scottsdale is back to developing. He’s breaking ground on Sierra Reserve, which will be a 223-acre development situated alongside the Golf Club Scottsdale. According to the plans, there will be 250 Sierra Reserve homes that range from 3,000 to more than 6,100 square feet and priced between $1.5 and 2.5 million.
In the first construction stage, 129 homes will be built – all single level ranging on lots of one-third to one-quarter acre. The customization process will be fairly simple with 19 floor plans and various architectural styles. Home buyers can also buy memberships to the Golf Club Scottsdale – $25,000 for non-refundable golf memberships and $50,000 for refundable memberships. Sierra Reserve’s centerpiece is going to be a 15,000-square feet Mediterranean-Spanish amenities compound dubbed The Villa. The Villa will be made up of five free-standing buildings that residents can gather in.
The Scottsdale market is poised for a development in this price range. There has been almost no new construction in the last few years in North Scottsdale. This is the first new major development in a decade. My clients regularly ask to see new homes and there is simply nothing to show them. With the real estate market making a significant recovery during the past year, Sierra Reserve is filling a need in the market. Sierra Reserve will also benefit from the lack of competition. There is hardly any land left to develop in North Scottsdale so even if another developer wanted to start a similar project this year, they would be hard pressed to find 250 acres of land as beautiful as this.
