Why You Need a Home Inspection

Grayhawk Homes for SalePurchasing a home is the largest investment that most of us will make in our lifetimes, especially when buying in a high-end locale like Grayhawk. A professional home inspection gives you a full evaluation of the current condition and a peek into the future condition of your home. A home will not “pass” or “fail” an inspection, but rather, it is a look at potential problems or work that may need to be done in the future. This gives you a better idea of what you’re getting yourself into and the potential projects or costs that may lie ahead.

Below is a brief overview of what a home inspection covers:

Structure.  A home inspector will look for signs of cracked foundations, damaged framing and other structural issues.

Roof. If there are signs that the roof is leaking or some of the materials are damaged, it will most likely need to be fixed or replaced.

Attic. An inspector will check for proper insulation. If the home isn’t properly insulated, that could cause higher heating and cooling bills.

Electricity. An inspector will make sure that the home is “wired” correctly, all the way down to which outlets work and which don’t.

Plumbing. Are there any leaky pipes? An inspector looks to see if the home’s plumbing is in good shape and if not, the inspector can help predict what problems may arise.

Overall, it’s worth paying the inspection fee, which ranges between $400-$700 depending on the size of the property. The fee is a small price to pay for peace of mind.

Secure the Same Mortgage Rates Your Grandparents did

Rates are at an all-time low and to top that, it comes at a time when Scottsdale real estate prices are fairly low too. So what happens when low mortgage rates meet low prices? An extremely competitive market is created. With that said, now is the time to buy – these low mortgage rates will not be around for long.

As of early May 2013 a 15-year fixed-rate mortgage fell to about 2.56%. Additionally, a 30-year fixed-rate mortgage fell to about 3.35%. Keep these numbers in mind when considering to begin your house hunt!
