What is Escrow?

Grayhawk ArizonaBuying or selling a home is the single largest fiscal transaction most of us will take on in our lifetimes, especially in a luxury community like Grayhawk Scottsdale.  Because buying or selling a home involves the transfer of a large sum of money, buyers and sellers want to ensure that all conditions of the sale including money and documents are transferred to a neutral third party.  Escrow is typically opened upon the completion of an executed contract. This contract serves as the instructions for the escrow officer as it is the full agreement between buyer and seller. The escrow officer is the neutral third party who facilitates the stipulations of the contract.

The job of the escrow officer is to hold all documents and money until all of the conditions of the contract have been met.  Once the conditions of the sale are squared away, the officer will carry out the written instructions drafted by the buyer and seller in the original contract.

A competent escrow officer is an important part of any real estate transaction. As buyers and sellers, you want to be safe and ensure that no property or funds change hands before all of the stipulations of the contract have been carried out.
