How to Make an Offer Sellers Can’t Refuse

Grayhawk Scottsdale When you’ve found “the one” you don’t want to let it slip away. By “the one,” I mean the perfect home. After months of house hunting you’ve found a home that matches your every criteria, in Grayhawk Scottsdale. The last thing you want is to lose the home to another bidder for reasons that can be avoided.

Here are 5 ways to help secure your offer:

  1. Make sure you are pre-approved – A few months before you begin your house hunt be sure to review your credit report and make sure that it is up-to-date. Then take some short-term steps to improve your credit. Following this, you’ll want to get pre-approved by the bank so you can begin your search.
  2. Don’t lowball — You might not get a second opportunity to up your bid. In today’s competitive market it’s important to bid reasonably, especially on a home or condo that is the perfect fit.
  3. Use an escalator clause — This clause ensures that a buyer will increase their offer should another, higher, bid be placed on the property.
  4. Add on to your earnest money deposit — Beefing up your earnest money deposit will show sellers how serious you are. This shows commitment and gives the sellers more confidence in you as a serious buyer.
  5. Don’t add on contingencies — Sellers are not big fans of contingencies, so try to keep them to a minimum.  Understand that sellers are looking out for their best interest too. In a time when both parties are looking to protect themselves, try to negotiate on certain issues.

Explore the Bajada Nature Trail

Grayhawk ScottsdaleIf you’re a nature lover or enjoy an easy hike with a beautiful view, it’s about time you discovered the Bajada Nature Trail. Located a short drive from the golf community of Grayhawk Scottsdale, the nature trail is a half-mile of interactive nature experiences. Exhibits along the trail reveal stories of some of Arizona’s most interesting indigenous plants and animals. Hikers will view budding cacti, rare birds and some of Arizona’s smaller reptiles.

The trail was built wide and stable so that it is accessible for people of all abilities. Its flat terrain offers hikers an easy and enjoyable walk. Trail amenities include parking, restrooms and water fountains. It is suggested that all hikers bring a hat, sunscreen and water. Dogs on leashes are welcome to join their owners on this beautiful nature walk.

The Bajada Nature Trail, located in the McDowell Sonoran Preserve, can be accessed at 18333 N. Thompson Peak Parkway. You will find the trail just beyond the walking bridge on the Preserve side of the Gateway Trail.

Location, location, location! Grayhawk is situated close to some of North Scottsdale’s greatest hiking and attractions. The gorgeous Bajada Nature Trail offers a fun afternoon for the entire family and it’s just minutes from Grayhawk.

Just a short drive from Grayhawk Scottsdale, the McCormick-Stillman Railroad Park is home to a summer concert series that fires up a variety of tunes every Sunday at 7:30p.m. through July 7.

This upcoming Sunday, June 2 features the Groove Merchants.  The Groove Merchants are a 10 piece band that plays everything from classic rock to jazz. Bring your picnic blanket and your whole family down to the park to enjoy a night of live music. Food is available for purchase and kids can enjoy carousel and train rides at $2 per ride.

The concerts are held at 7301 E. Indian Bend Rd., Scottsdale, AZ 85250.

Living with Javelina in Grayhawk Scottsdale

Grayhawk Scottsdale ArizonaAs I was driving through Grayhawk Scottsdale last week I spotted large javelina crossing Thompson Peak Parkway. They are occasionally seen throughout North Scottsdale. The creatures are, under most circumstances, harmless. However, there are some precautions you should take to keep them off of your property.

Javelina are a hoofed mammal similar to a wild boar. They are common in central and southern Arizona and can find their way into North Scottsdale communities like Grayhawk. The javelina weighs between 40-60 pounds and are about 19 inches tall. Their keen sense of smell compensates for their poor eyesight, which is why they’ll go sniffing for garbage cans. Javelina enjoy eating plants and insects, they also gravitate toward cool mud and water for relaxing. They most often venture into my neighborhood around October when people leave pumpkins at the front door. It is a huge attraction for them.

They sound pretty harmless, right? Just don’t let these creatures make their way into your family yard. The javelina will dig up your plants and go through your garbage which can cause extreme damage to the landscaping you’ve worked so hard to maintain.

Here are a few tips on how to keep the javelina off of your property:

  • Tightly seal all garbage and recycling receptacles.
  • Never feed javelina.
  • Fence in your yard – 4 feet is high enough.
  • Pick up fruit when it drops from a tree or bush.
  • Plant toxic bulbs like iris, instead of tasty bulbs like tulips.
  • Use poultry wire below the surface of your plant bed’s soil to prevent digging.

Following these easy steps will help keep javelina off of your property and out of your beautiful garden!  Remember, javelina are protected under Arizona state law. It’s our responsibility to take all precautions to protect our property from damage, but those procedures don’t include unlawful injury or killing of the animal.
