Largest Mortgage Rate Jump in 26 Years

Grayhawk ScottsdaleGrayhawk Scottsdale is a competitive market and very little can get in the way of a homebuyer and their dream home. Not even a jump in mortgage rates. A recent jump in mortgage rates comes after news that the Federal Reserve might reduce its stimulus package resulting in the largest week over week increase since 1987.

Up 3.93 percent since the week of June 27th, rates on a 30-year fixed-rate mortgage increased from 0.8 to 4.46 – a clear result of the recent news regarding the stimulus program. The rates are up 3.66 percent from last year.

While the jump in mortgage rates may slow down some of the real estate activity, home sales should stay strong due to affordable home prices. This is an especially strong prediction since the pace of home sales in May 2013 were at its strongest since fall of 2009. Potential Grayhawk Scottsdale homebuyers are not scared away by the jump in mortgage rates because deals in Grayhawk are too good to pass up.

Why You Need a Home Inspection

Grayhawk Homes for SalePurchasing a home is the largest investment that most of us will make in our lifetimes, especially when buying in a high-end locale like Grayhawk. A professional home inspection gives you a full evaluation of the current condition and a peek into the future condition of your home. A home will not “pass” or “fail” an inspection, but rather, it is a look at potential problems or work that may need to be done in the future. This gives you a better idea of what you’re getting yourself into and the potential projects or costs that may lie ahead.

Below is a brief overview of what a home inspection covers:

Structure.  A home inspector will look for signs of cracked foundations, damaged framing and other structural issues.

Roof. If there are signs that the roof is leaking or some of the materials are damaged, it will most likely need to be fixed or replaced.

Attic. An inspector will check for proper insulation. If the home isn’t properly insulated, that could cause higher heating and cooling bills.

Electricity. An inspector will make sure that the home is “wired” correctly, all the way down to which outlets work and which don’t.

Plumbing. Are there any leaky pipes? An inspector looks to see if the home’s plumbing is in good shape and if not, the inspector can help predict what problems may arise.

Overall, it’s worth paying the inspection fee, which ranges between $400-$700 depending on the size of the property. The fee is a small price to pay for peace of mind.

Rates are at an all-time low and to top that, it comes at a time when Scottsdale real estate prices are fairly low too. So what happens when low mortgage rates meet low prices? An extremely competitive market is created. With that said, now is the time to buy – these low mortgage rates will not be around for long.

As of early May 2013 a 15-year fixed-rate mortgage fell to about 2.56%. Additionally, a 30-year fixed-rate mortgage fell to about 3.35%. Keep these numbers in mind when considering to begin your house hunt!

85255 has become so popular that it’s seen a 38% population increase from the year 2000 to 2012. As of 2012, Scottsdale 85255 had a population of 36,703. Of course, as the population increases and the competition for homes rise, prices will increase. The median cost of a home in this zip code as of 2012 was $479,000 and it is expected to increase significantly in 2013 as the real estate market continues to improve.

How to Make an Offer Sellers Can’t Refuse

Grayhawk Scottsdale When you’ve found “the one” you don’t want to let it slip away. By “the one,” I mean the perfect home. After months of house hunting you’ve found a home that matches your every criteria, in Grayhawk Scottsdale. The last thing you want is to lose the home to another bidder for reasons that can be avoided.

Here are 5 ways to help secure your offer:

  1. Make sure you are pre-approved – A few months before you begin your house hunt be sure to review your credit report and make sure that it is up-to-date. Then take some short-term steps to improve your credit. Following this, you’ll want to get pre-approved by the bank so you can begin your search.
  2. Don’t lowball — You might not get a second opportunity to up your bid. In today’s competitive market it’s important to bid reasonably, especially on a home or condo that is the perfect fit.
  3. Use an escalator clause — This clause ensures that a buyer will increase their offer should another, higher, bid be placed on the property.
  4. Add on to your earnest money deposit — Beefing up your earnest money deposit will show sellers how serious you are. This shows commitment and gives the sellers more confidence in you as a serious buyer.
  5. Don’t add on contingencies — Sellers are not big fans of contingencies, so try to keep them to a minimum.  Understand that sellers are looking out for their best interest too. In a time when both parties are looking to protect themselves, try to negotiate on certain issues.
