Why You Need a Home Inspection

Grayhawk Homes for SalePurchasing a home is the largest investment that most of us will make in our lifetimes, especially when buying in a high-end locale like Grayhawk. A professional home inspection gives you a full evaluation of the current condition and a peek into the future condition of your home. A home will not “pass” or “fail” an inspection, but rather, it is a look at potential problems or work that may need to be done in the future. This gives you a better idea of what you’re getting yourself into and the potential projects or costs that may lie ahead.

Below is a brief overview of what a home inspection covers:

Structure.  A home inspector will look for signs of cracked foundations, damaged framing and other structural issues.

Roof. If there are signs that the roof is leaking or some of the materials are damaged, it will most likely need to be fixed or replaced.

Attic. An inspector will check for proper insulation. If the home isn’t properly insulated, that could cause higher heating and cooling bills.

Electricity. An inspector will make sure that the home is “wired” correctly, all the way down to which outlets work and which don’t.

Plumbing. Are there any leaky pipes? An inspector looks to see if the home’s plumbing is in good shape and if not, the inspector can help predict what problems may arise.

Overall, it’s worth paying the inspection fee, which ranges between $400-$700 depending on the size of the property. The fee is a small price to pay for peace of mind.

Rates are at an all-time low and to top that, it comes at a time when Scottsdale real estate prices are fairly low too. So what happens when low mortgage rates meet low prices? An extremely competitive market is created. With that said, now is the time to buy – these low mortgage rates will not be around for long.

As of early May 2013 a 15-year fixed-rate mortgage fell to about 2.56%. Additionally, a 30-year fixed-rate mortgage fell to about 3.35%. Keep these numbers in mind when considering to begin your house hunt!

Grayhawk Residents Celebrate the Opening of a New Trailhead

The trailhead, which cost taxpayers $3.8 million to produce, is located at 30301 N. Alma School Parkway. The newly obtained desert land goes east of Pima Road and to the south of Tonto National Forest.

With over 50 miles of new hiking and biking paths, outdoor enthusiasts can’t wait to take in the beautiful scenery including the many species of cacti and massive boulders that populate the land north of Dynamite Boulevard.

Brown’s Ranch Trailhead was named after the family who once inhabited the land. The trailhead is home to interpretive exhibits showcasing the human history of the preserve. The many miles of trails will take hikers through exciting destinations such as Granite Mountain, Cholla Mountain, Brown’s Mountain and Cathedral Rock.

Brown’s Ranch Trailhead brings so many new opportunities to hikers and bikers in North Scottsdale. The miles of trails make visiting these unique parts of the desert accessible and fun. Grayhawk residents who enjoy active and outdoorsy lifestyles will love the addition of Brown’s Ranch Trailhead.

The “Hottest Race on Earth” to Take Place in Scottsdale on June 22

If you couldn’t before, you’re guaranteed to at the Scottsdale Beat the Heat race, dubbed the “Hottest Race on Earth.”  The inaugural event is set to take place on Saturday, June 22, 2013. Runners from all across the country will flock to WestWorld in Scottsdale to run a race in honor of Phoenix’s hottest day in history – June 26, 1990. On that fateful June day in 1990, temperatures reached 122 degrees Fahrenheit. The scorching hot weather closed down offices, two-third’s of the city’s bus fleets and caused the cancellation of many flights.

The 11.22-kilometer or 5-kilometer race is scheduled to start at 2:47p.m. This is the exact time of day that the 122-degree record was hit in 1990. Obviously safety will be a huge concern throughout this race and it is recommended that runners wear protective gear and make an extra effort to stay hydrated. Professional Medical Transport is sponsoring the race so there are sure to be plenty of ambulances on hand for any heat-related or running injuries.

Fortunately, there is a light at the end of the tunnel for these runners. When racers cross the finish line they’ll enjoy plenty of sprinklers and a four-story inflatable water-slide to ensure a thorough cool-down.

An additional upside to this otherwise challenging race is the beautiful view runners will enjoy while racing through picturesque Scottsdale, AZ. An exciting and innovative event like “Scottsdale Beat the Heat” is just one more reason to love living in Grayhawk Scottsdale.

Below are some lesser known facts and figures that contribute to the wonderful lifestyle that 85255 has to offer. 85255 is home to Grayhawk, DC Ranch, Troon Village, Desert Highlands, and many more luxurious communities.

85255 has become so popular that it’s seen a 38% population increase from the year 2000 to 2012. As of 2012, Scottsdale 85255 had a population of 36,703. Of course, as the population increases and the competition for homes rise, prices will increase. The median cost of a home in this zip code as of 2012 was $479,000 and it is expected to increase significantly in 2013 as the real estate market continues to improve.
