Grayhawk Residents Celebrate the Opening of a New Trailhead

The trailhead, which cost taxpayers $3.8 million to produce, is located at 30301 N. Alma School Parkway. The newly obtained desert land goes east of Pima Road and to the south of Tonto National Forest.

With over 50 miles of new hiking and biking paths, outdoor enthusiasts can’t wait to take in the beautiful scenery including the many species of cacti and massive boulders that populate the land north of Dynamite Boulevard.

Brown’s Ranch Trailhead was named after the family who once inhabited the land. The trailhead is home to interpretive exhibits showcasing the human history of the preserve. The many miles of trails will take hikers through exciting destinations such as Granite Mountain, Cholla Mountain, Brown’s Mountain and Cathedral Rock.

Brown’s Ranch Trailhead brings so many new opportunities to hikers and bikers in North Scottsdale. The miles of trails make visiting these unique parts of the desert accessible and fun. Grayhawk residents who enjoy active and outdoorsy lifestyles will love the addition of Brown’s Ranch Trailhead.

How to Make an Offer Sellers Can’t Refuse

Grayhawk Scottsdale When you’ve found “the one” you don’t want to let it slip away. By “the one,” I mean the perfect home. After months of house hunting you’ve found a home that matches your every criteria, in Grayhawk Scottsdale. The last thing you want is to lose the home to another bidder for reasons that can be avoided.

Here are 5 ways to help secure your offer:

  1. Make sure you are pre-approved – A few months before you begin your house hunt be sure to review your credit report and make sure that it is up-to-date. Then take some short-term steps to improve your credit. Following this, you’ll want to get pre-approved by the bank so you can begin your search.
  2. Don’t lowball — You might not get a second opportunity to up your bid. In today’s competitive market it’s important to bid reasonably, especially on a home or condo that is the perfect fit.
  3. Use an escalator clause — This clause ensures that a buyer will increase their offer should another, higher, bid be placed on the property.
  4. Add on to your earnest money deposit — Beefing up your earnest money deposit will show sellers how serious you are. This shows commitment and gives the sellers more confidence in you as a serious buyer.
  5. Don’t add on contingencies — Sellers are not big fans of contingencies, so try to keep them to a minimum.  Understand that sellers are looking out for their best interest too. In a time when both parties are looking to protect themselves, try to negotiate on certain issues.

Living with Javelina in Grayhawk Scottsdale

Grayhawk Scottsdale ArizonaAs I was driving through Grayhawk Scottsdale last week I spotted large javelina crossing Thompson Peak Parkway. They are occasionally seen throughout North Scottsdale. The creatures are, under most circumstances, harmless. However, there are some precautions you should take to keep them off of your property.

Javelina are a hoofed mammal similar to a wild boar. They are common in central and southern Arizona and can find their way into North Scottsdale communities like Grayhawk. The javelina weighs between 40-60 pounds and are about 19 inches tall. Their keen sense of smell compensates for their poor eyesight, which is why they’ll go sniffing for garbage cans. Javelina enjoy eating plants and insects, they also gravitate toward cool mud and water for relaxing. They most often venture into my neighborhood around October when people leave pumpkins at the front door. It is a huge attraction for them.

They sound pretty harmless, right? Just don’t let these creatures make their way into your family yard. The javelina will dig up your plants and go through your garbage which can cause extreme damage to the landscaping you’ve worked so hard to maintain.

Here are a few tips on how to keep the javelina off of your property:

  • Tightly seal all garbage and recycling receptacles.
  • Never feed javelina.
  • Fence in your yard – 4 feet is high enough.
  • Pick up fruit when it drops from a tree or bush.
  • Plant toxic bulbs like iris, instead of tasty bulbs like tulips.
  • Use poultry wire below the surface of your plant bed’s soil to prevent digging.

Following these easy steps will help keep javelina off of your property and out of your beautiful garden!  Remember, javelina are protected under Arizona state law. It’s our responsibility to take all precautions to protect our property from damage, but those procedures don’t include unlawful injury or killing of the animal.

Phoenix Home Prices Have Increased the Most in the Country

Grayhawk Scottsdale Real EstateThe Phoenix housing market outpaced 19 other major metro areas in the nation this winter according to CoreLogic. It posted the biggest price surge since last year in comparison to those other cities. The Scottsdale real estate market has also been on the move, contributing to Phoenix’s great success.

Valley home prices increased 23 percent from the previous year in February. This was the biggest increase of 20 measured cities in the United States. Phoenix home prices climbed at an adjusted rate of 1.8 percent monthly. It tied for second with Los Angeles and San Francisco. Las Vegas led the way with a monthly increase of 2 percent. All 20 of the markets recorded growth during this past year. The spike was the highest in almost seven years coming in at a 9.3 percent increase, for the nation, overall.

Chair of the Index Committee, David Blitzer, recounts the report saying, “The 10- and 20-city composites recorded their highest annual growth rates since May 2006; seasonally adjusted monthly data show all 20 cities saw higher prices for two months in a row — the last time that happened was in early 2005.”

In addition, CoreLogic’s foreclosure inventory report noted that Phoenix had some of the country’s lowest foreclosure rates in March at 1.3 and 1.2 percent.

With home prices on the rise and foreclosures on the decline, it means more people are out in the market looking to buy.  The trend in pricing is predicted to continue in the same direction.
