- Make sure you are pre-approved – A few months before you begin your house hunt be sure to review your credit report and make sure that it is up-to-date. Then take some short-term steps to improve your credit. Following this, you’ll want to get pre-approved by the bank so you can begin your search.
- Don’t lowball — You might not get a second opportunity to up your bid. In today’s competitive market it’s important to bid reasonably, especially on a home or condo that is the perfect fit.
- Use an escalator clause — This clause ensures that a buyer will increase their offer should another, higher, bid be placed on the property.
- Add on to your earnest money deposit — Beefing up your earnest money deposit will show sellers how serious you are. This shows commitment and gives the sellers more confidence in you as a serious buyer.
- Don’t add on contingencies — Sellers are not big fans of contingencies, so try to keep them to a minimum. Understand that sellers are looking out for their best interest too. In a time when both parties are looking to protect themselves, try to negotiate on certain issues.
