Is My Grayhawk Home a Cream Puff or a Lemon?

Anybody purchasing a home in the Grayhawk Scottsdale Golf Club community should know that the home inspection is one of the most important parts of the home buying process. You have 10 days after your offer is accepted on a home to do all necessary inspections. We work with a highly qualified inspector that specializes in Scottsdale homes. The home inspector we recommend to our clients is extremely picky and very critical – just what you want in a home inspector. He will do a thorough inspection of the inside and outside of your property then email you a very detailed report the same day. The report is generally over 20 pages long and includes multiple photos of any issues that arise. He will give straight answers about the condition of the property and paint a clear image of his concerns. You can purchase the home knowing exactly what you are getting.

If problems are discovered, you have the option to simply terminate the contract during the 10 day inspection period and get your deposit back. That is the great thing about purchasing a home in Arizona, you don’t have to worry about being stuck just because you made an offer.

The Perfect Way to Buy a Condo Long Distance

Congratulations to the Allan’s of Calgary, AB for an incredible deal! This family did everything right when searching and buying a condo long distance from Canada. First they contacted me and told me exactly what they wanted and what they wanted to spend: under $200,000

for a pool view 2 bedroom condo. Well deals like that are extremely rare. Most pool view condos in Scottsdale are much higher than $200,000. I set them up on an automatic email alert program so that they received an email whenever a new property they may be interested in hit the market.

One such condo hit the market on Friday morning, they called me immediately. It was a gorgeous fully updated 2 bedroom plus loft condo in the Edge at Grayhawk with a perfect pool view from the living room, both bedrooms and spacious balcony, all new stainless steel appliances. The original owner paid $435,000 and now it was priced at $179,900! That is a steal of a deal and they knew it. They immediately put in an offer for almost full price before a bidding war started. If they had they waited to fly down to view the property there definitely would have been multiple offers within a few days. Because they offered almost the full list price on the very first day on the market they got it. The competition from all of the other buyers looking for the same thing was avoided. Now that is acting smart! They now have 10 full days to fly down to look at the condo. If they change their mind or don’t like it they get all of their earnest money back. It is that simple.

Edge at Grayhawk Condos Sellingly Briskly

There has been a flurry of condo sales at Edge at Grayhawk recently. The market in Scottsdale in the lower price ranges is really starting to move fast. Numbers don’t lie. The number of listings is down and the number of sales/month is moving up. There have been numerous foreclosures at the Edge which further fuels the fire. There are often multiple bids for each new foreclosure that goes on the market. The foreclosures in the Edge that are on the market more than 15 days are very few and far between. They are either facing Thompson Peak Parkway or are priced inappropriately. The good foreclosures go quickly.
