The Perfect Way to Buy a Condo Long Distance

Congratulations to the Allan’s of Calgary, AB for an incredible deal! This family did everything right when searching and buying a condo long distance from Canada. First they contacted me and told me exactly what they wanted and what they wanted to spend: under $200,000

for a pool view 2 bedroom condo. Well deals like that are extremely rare. Most pool view condos in Scottsdale are much higher than $200,000. I set them up on an automatic email alert program so that they received an email whenever a new property they may be interested in hit the market.

One such condo hit the market on Friday morning, they called me immediately. It was a gorgeous fully updated 2 bedroom plus loft condo in the Edge at Grayhawk with a perfect pool view from the living room, both bedrooms and spacious balcony, all new stainless steel appliances. The original owner paid $435,000 and now it was priced at $179,900! That is a steal of a deal and they knew it. They immediately put in an offer for almost full price before a bidding war started. If they had they waited to fly down to view the property there definitely would have been multiple offers within a few days. Because they offered almost the full list price on the very first day on the market they got it. The competition from all of the other buyers looking for the same thing was avoided. Now that is acting smart! They now have 10 full days to fly down to look at the condo. If they change their mind or don’t like it they get all of their earnest money back. It is that simple.

Update on the Grayhawk Real Estate Foreclosure Market

There are relatively few foreclosure homes and condos in Grayhawk compared to other areas of Scottsdale. Grayhawk is a more “mature” community and did not have a lot of construction during the boom years of 2003-2004. As a result there are not as many foreclosures. In newer communities where people built homes at the top of the market there are many bank owned homes. With their homes now worth half of what they owe many people are walking away. We are seeing most of the foreclosures in Grayhawk in the condo and townhomes. Many of these were either rental investments or vacation homes. It is easy to walk away from your investment or second home when times are tough.

Hey, What Happened to My Condo !!??

I got a call today from a client quite upset that the condo he has been admiring online is suddenly vanished from his webpage. He wanted to know what happened to his condo. It was sold, of course, to someone who ACTED rather than just ADMIRED the deal. The inventory of homes and condos at the bottom of the price range (under $250,000) are moving fast. The best properties are sold quickly. He somehow didn’t think it was fair that it wouldn’t be available for him to consider anymore. The only way to “reserve” a condo is to make an offer. This can easily be done by email. If your offer is accepted you have a 10 day inspection period to make a decision about whether to continue with the deal. If you like it – buy it, if you don’t like it – don’t buy it and get your money back during the 10 day period. It’s that simple.
